Benefits of the BIM methods on the design and construction of houses in Ibiza

In this post we want to unravel to you the BIM (Building Information Modeling) tool and how we integrate this innovation in our processes to offer the best advantages to our clients.

As it is, the guarantee of commitment and excellence we offer in all our work leads us to be constantly on the lookout for the latest innovations in the sector. The BIM tool is one of those, as it allows us to create and carry out tasks in a quicker and more precise way and consequently more effciently, hence having fewer unforeseen circumstances at the building site.

Let´s go one step at a time.

What is BIM?

BIM is a technique based on 3D-modelling, which allows reaching top degree of excellence in every stage of design and construction through the cutting of losses, reduction of expenditures and improving the team´s output to reach the most positive results of the project.

It´s a new way of thinking, founded in the Lean Construction method, a concept born out of Lean Manufacturing and it consists in the removal of all kinds of processes and activities which produce economic losses and don´t generate any kind of value.

The 2D to 3D workflow

Working with 3D models allows us to achieve the intertwinning of every edge of the project, creating at the same time and from the same starting point, design, construction, planning and management.

On the grounds of design, 3D provides plenty of advantages. As an example, the system allows for drawing walls with volume, which means visualizing the materials which are going to be used, in a way that it can be known the quantity of bricks, the bulk of mortar or the extent of the painted area, thus allowing for a quick calculation of the costs derived from production.

The technical drawings is also prepared simultaneously. The materials that make all the design elelments can be shown at the same time in several different ways: plant sextion and elevation, which result in an early identification of flaws, favoring a significant reduction in design errors

In BIM, design and construction go hand in hand, as a virtual construction with every actual element of the building which form the bulk of the building. This way, we can anticipate the common issues derived from actual construction and find a logical solution before entering the actual construction process, therefore saving money and avoiding personal issues which are very difficult to appraise.

Furthermore using this tool makes people without an specific training to become part of the processes. So, the engineers have the details of what is expected of their work and the customers can see the degree of completion of their project at any given time, thus making their decision-making process easier.
